WHAT IS A ‘CMA’ ?

In real estate there are many terms, jargon and real estate “speak” that has the general public confused at times.

A CMA is one of those terms used by agents that needs an explanation. This initial step is critical in the process of listing your property for sale and care is required to ensure that this information is not mishandled or misused.

So, what is a CMA? Put simply it is a Comparative Market Analysis or a direct comparison to similar properties that have SOLDin your local area of the Nambucca Valley.

A CMA will have information regarding the sales history of your home and the details about your property e.g. land size, zoning, local government area and features of the home i.e. number of bedrooms, bathrooms etc.

The CMA will also include various charts, graphs and statistics regarding sales growth.

The most important information that a CMA will contain is the current (six months) comparable listings/sales for your local area. It is important to gauge what is currently listed and perhaps what will be your competition once you are on the market. An experienced agent will not price a home on what is sitting on the market and never achieved a sale. The main information used and the most important information is of course, what sales have occurred in recent history.

As real estate professionals, we know the local market inside and out and often can pick a sale that has occurred that may be out of line from the current trend. There are many reasons that this can occur e.g a lucky Lotto winner purchased a property in an area or a mortgagee sale that sold lower than the current market.

SO what you do as a property owner when deciding on an agent to handle the sale of your home?

Firstly, check all of the information given is recent, six months is probably as far back as you would want to go as real estate markets can be volatile and increase/decrease rapidly.


Secondly, check the agents knowledge of your local area as experience & years in the business will help to distinguish which sales are out of line that may give false readings.


Finally, be aware of the agent that wants to disregard the CMA process simply to gain your business.


The best price achievable for your property will be based on facts from actual data and the agents experience in promoting and negotiating your sale. Remember that the prime time to sell your property is when it is it first put to the market, so great care should be taken with the listing price.
